Prepare you as a Buyer
|

Negotiation begins with preparation. Our objective is to
ultimately present you to a Seller as a Buyer that no one in their
right mind would allow to get away. We do that by getting you
pre-approved with a lender, making sure you're seeing homes that
meet your needs and are in your price range, and painting a
glowing picture of you when we present your offer to the Seller.

Price Concessions
|

When you find a home you'd like to make an offer on, we do an
extensive price analysis to determine how much room there is for
negotiation in the purchase price of the home. Once that is
completed, we work with you to develop an offer strategy by
setting stops and limits within your comfort zone.

Seller Pays Closing Costs
|
|
You save cold hard cash when the Seller picks up your tab for the
closing costs! We have a 98.3% success ratio with negotiating that
into the contract. Note that this is a "Dollar for
Dollar" cash concession. For instance, if you're planning to
put 3% down on your new $200,000 home, your cash requirement is
$6,000 for your down payment, plus about $5,000 in closing costs.
That's a total of $11,000! If you negotiate a $5,000 price
reduction, your cash requirement will be a $5,850 down payment
plus $4,875 in closing costs for a total of $10,725, and you'll
only save about $35 a month on your mortgage payment! If the
Seller pays $5,000 of your closing costs instead, your cash
requirement will be only $6,000, leaving you with extra cash to
buy furniture and upgrades!
Be sure to ask about our special contract language which
ensures that you don't leave any of your closing cost money on the
table.

Home Warranty

We'll ask the Seller to pay for a home warranty which covers the
major systems of your new home for a year. That saves you the cost
of the warranty, plus the cost of fixing covered items that fail
in the first year!

Repairs
|

We'll insist on a professional home inspection, and negotiate that
all appropriate repairs are completed at the Seller's expense.
|
Credits and Allowances
|
|
We've been wildly successful in negotiating credits and allowances
for things such as floor coverings, appliances, landscaping,
roofs, upgrades, personal property, and many other aspects of the
homebuying process.
