Over the years, I've learned that there is just no substitute
for frequent on-site visits in the communities one wishes to
serve. As the Neighborhood Specialist, I visit the communities I serve
more often than any other non-resident Realtor. Whether it's a casual
drive-through, an appointment, or just stopping by to visit with friends
and past clients, I'm in the neighborhood anywhere from 5 to 8 times a
week. As the song says, Whenever you need me... I'll be there.
Experience
When it comes to problem solving and helping you to make the right
choices, experience does make a difference. As a Neighborhood
Specialist, I work hard to apply my 19+ years of real estate sales
experience to anticipate and solve specific issues that may surface in
the sale of each home. I've long been outspoken about the fact that
problems are not the leading cause of a wrecked transaction... surprises
are. I will make sure that any foreseeable pitfalls are recognized
early, and communicated clearly to you so we can arrive at a solution
together.
Research & Education
Unfortunately, Multiple Listing Service reports are going to be the
extent of the research most Realtors will put into a listing. It's
simply too time consuming for them to research all the data available on
a specific community for the sale of only one home. I have made the
decision to specialize in specific neighborhoods, and I have invested
the time, effort & money in advance to become a true expert. Some of
the resources I use include building permits, development plans,
discussions with the original contractors, ongoing dialogues with the
Association leaders, and any other material I can get my hands on that
will give me a better overall picture of the community. The bottom line
is that I'm prepared for the job... when you hire me, there's no
downtime while you wait for someone to "learn the ropes".
